Yelland occupies a quiet spot along the Taw Estuary between Barnstaple and Bideford, reached via the A39 Atlantic Highway. The village sits close to Instow's beaches and connects easily to Fremington, with Royal Marines Base Chivenor nearby providing additional local infrastructure. The area was built on reclaimed marshland, with much of the surrounding landscape sitting on fertile alluvial soil deposited by centuries of tidal action.
